# LotFactor

> Seattle residential feasibility, zoning, and housing research.

LotFactor specializes in Seattle parcel feasibility. It brings together county assessor records, Seattle zoning, critical areas, trees, transit, utilities, nearby permits, and maps. Conditional development scenarios cover Seattle Neighborhood Residential (NR) lots, including housing and ADU options. Modeled results are not permit approval.

Outside Seattle, searches in King, Pierce, and Snohomish counties provide only available county/state property records, approximate parcel measurements, and maps. Non-Seattle city analysis, municipal overlays, utilities, critical areas, permits, and development scenarios are not offered.

The interactive application requires JavaScript and an account. A free account includes 100 property searches per month. The public guides below can be read without an account or JavaScript. Their examples are illustrative, not parcel-specific approvals or surveyed measurements.
